When you bought, your house did you think “This is it! The perfect house. Plenty of yard space, lots of room, this is just perfect.” And 10 years later the kitchen or bathroom is too small, everything is outdated and the family has out grown the rooms. Time to look for a new house…or remodel?

Buy a new house can sometimes be costlier than just to remodel the old one. Some homes can be zoned for an additional floor, the attic space or basement could be converted to a room, a sun room can be added to give more recreational room and if you have yard space to build a garage you can also use your existing garage as a room.

The first thing you need to do if figure out what you really need in a home and how much space that will take. Sometimes it is best to contact a contractor when making this decision as they will better tell you what can and can’t be done to your home. If you are looking to sell and buy new some of the questions you should think about is resale value: Does your home currently have the value in it that you need to sell? What repairs or upgrades do you need to do in order to make it marketable? For that a realtor would be the best person to tell you.

Sometimes the bottom line is you just have to move, the contractor tells you they cannot make the changes needed so look to the realtor as to the upgrades you need to get the best price you can. But whether you stay of go there are some universal upgrades that will make your house more appealing to you or a buyer such as:

All of these things will cost you money down the road if you are selling your house. A buyer will deduct from the home if they see that they have to remodel to upgrade themselves. This means you will not get your asking price and more than likely they will under bid on an offer they do make. So while these changes don’t need to be done to sell the home it is recommended to get the most money for your home.

Now let’s talk about outside, if you have old weathered siding or paint get new siding vinyl is most common and comes in a wide variety of colors and styles to choose from. A fresh coat of paint will make a world of difference to the look of your house and believe it or not repainting your front door will give it new life.

Once you have completed your remodel, you need to step back and take a good long look at it. Do you still love it? Does it still meet your needs?
